New life for the former hotel school in Via Crispi for new social housing units

The detailed design phase of the renovation, upgrading, seismic retrofit adaptation and energy requalification of the building located in Syracuse between Corso Umberto I and Via Francesco Crispi, called "Ex Albergo Scuola" has been completed in May 2020.

The building measures about 7,000 sqm. for a volume of 23,000 cubic meters and the total amount of the work is approximately € 8,700,000.00.

The project, developed by Aires Ingegneria in a joint venture with the Mythos Consortium (Milan), involves the construction of 38 dwellings. On the ground floor, approximately 650 square meters will be used for common services including: shops, info-points and ticket offices, neighborhood homes and outpatient services. The basement will be used for technical rooms and parking spaces.

The construction will be seismically retrofitted with seismic base isolation system. Taking into account we are talking about an existing building, the technique involves removal of vertical load from the pillars by means of the action of reacting hydraulic jacks on a pair of clamps which transfer the load by friction. Once the pillar has been suspended, it is cut and a portion of pillar will be replaced by base isolator.

The building will also be NZeb-type building (Nearly Zero Energy Building) thanks to the optimization of energy performance for the purpose of maximum comfort and the use of renewable sources and the creation of quality living spaces with a strong focus on needs and local climatic conditions.

The project idea will also represent an opportunity for urban redevelopment of the surrounding area achieved through the establishment of new functions: public aggregation services for the neighborhood, the ticket office for the bus station and the recovery of new outdoor spaces.

Both the survey of the building and the design phase have been carried out in BIM.
